What’s happening in the DMV Real Estate Market?
Well, we’re at the mid-summer point in 2025, and our real estate market has certainly given us a lot to talk about. We’re really starting to see a shift in the market, but interestingly, it’s almost backward when compared to historical market shifts we’ve seen. The condo market is very slow across the DMV, likely because condo buyers tend to be the ones who are often getting into home ownership for the first time. They are the most sensitive to interest rates, and with ours hovering at 6.5% or higher all season, we can likely attribute the glut of condos on the market to affordability. In a “backwards” trend, the ultra-luxury market (typically the first market to soften in a transitioning one) is hot! We have seen some incredible trades within the upper luxury space all year; a space that starts with a base price of $10M!
Are home values declining?
No. Rather than dropping, home values have returned to a more sustainable level, where we’ll likely see a value increase of 2-3% yearly. Since the pandemic, home prices have risen more than 20% in most of the area, but as inventory catches up to demand, the increase will be at a more moderate pace.
What about supply and demand?
5 years on from the pandemic, which fueled an incredible frenzy of ready, willing and able buyers desperate to secure a property with a severely limited supply, we are FINALLY starting to see the long slow climb of available inventory catching up to demand. We’re seeing offers now that include home inspections and appraisals; something we had not seen in typical sales lately. In some rare cases, where it works for the seller, we are even seeing home sale contingencies…remember those?
If you’re a buyer, you are facing a much less frenzied market in summer of 2025, but homes in prime condition and desirable areas are still garnering a lot of attention and occasionally, multiple offers.
So where are we heading?
As we enter autumn, real estate’s second season, we are expecting to see a brisk market but one where proper pricing will determine the demand and the final outcome in a way we haven’t seen in a while. For sellers, we are returning to a more balanced buyer/seller scenario, so you need to prepare your home for sale. For buyers, the market has more to choose from across multiple ranges. For investors, the softer condo market is presenting an opportunity that may worth a look.
The DC real estate market has always marched to its own drum; shifts are nothing new…it’s still a market full of opportunities!
